NYC Department of Buildings Tightens Construction Superintendent Rules

The New York City Department of Buildings (DOB) has announced major updates affecting how many active projects a Construction Superintendent (CS) can oversee.

Since January 2024, a CS has been limited to three active permits at a time. But beginning January 1, 2026, that limit will drop even further:

⚠️ Each Construction Superintendent will be allowed to supervise only one active job at a time.

For major buildings — those 10 stories or higher, 125 feet or taller, or over 100,000 square feet — this rule will apply strictly. Multiple non-major projects on adjoining lots may still be grouped under a single approval, but each must have its own logbook and competent person on-site.
