WHEN DO I NEED IT?

§ 3306.12 Monitoring of adjoining structures during demolition 

Where a bearing masonry or wood framed building shares a party wall or party foundation with a building that is to undergo a full demolition, a demolition performed in conjunction with work that meets the requirements of Section 101.4.5 of Title 28 of the Administrative Code, a demolition that results in the demolition of more than 50 percent of the gross floor area of the building during the course of work over any 12-month period, or a demolition that results in the removal of one or more floors during the course of work over any 12-month period, such bearing masonry or wood framed building shall be monitored during the demolition operation. The monitoring shall be in accordance with a monitoring plan prepared or accepted by the registered design professional who prepared the submittal documents in accordance with Section 3306.5. The monitoring plan shall be acceptable to the commissioner and shall include but not be limited to, the monitoring frequency, reporting requirements for the monitoring program, anticipated movement and settlement thresholds, and procedures to be implemented when thresholds are exceeded.

HOW DO I GET IT?

Our team will go out to the site and install all targets on the adjacent structures as per the monitoring plan. Our initial baseline survey will identify and measure the precise locations of all the points. We will return to the site daily/weekly as needed to survey the points and detect any movements. With our expertise, you can confidently proceed with your projects, knowing that the adjacent structures are monitored, maintaining safety and structural stability.

WHAT WILL I RECEIVE?

After every survey, you will receive a detailed and comprehensive report outlining the work that was performed and detailing the results of the survey. This will include graphs, drawings and tables that will review and assess the conditions of the neighbors and give precise measurements of the location of the targets as part of the optical monitoring program. All our reports are reviewed and stamped by our principal Professional Engineer.
